Air Conditioner Procedures Include:

• Clean outdoor condensing coil with environmentally safe solution.
• Inspect refrigerant tubing connections and solder joints for signs of leaks or wear from normal vibration and operation.
• Measure & record the outdoor, indoor return air, supply air, and the temperature drop settings with reference to factory specs to insure efficient operation.
• Inspect/lubricate fan condensing motor.
• Measure refrigerant pressure on both high and low sides of compressor to insure peak operating performance - notify owner of any inadequate pressure readings.
• Apply protective coating
• Inspect and verify refrigerant pressure safeties are operating according to factory specifications.
• Clean inside of air conditioner of debris, leaves, insects, rodents, etc. that cause electrical failures.
• Clean indoor evaporator coil
• Clean evaporator drain pan; check for possible cracks or corrosion.
• Replace standard 1" return air filter
